Pre-Listing Inspection

We've started doing pre-listing inspections because we've seen more buyers canceling contracts over repair issues. With so few homes on the market, buyers often settle for homes they're not completely happy with. Then, after their inspection, they can get cold feet and back out.

To avoid this stress for our sellers, we now handle inspections upfront. We’ll schedule and cover the inspection, review the report with you, and point out any repairs you might want to take care of before listing. If needed, we can even help coordinate the repairs. This makes the process smoother and sets you up for a successful sale!

Every home is unique, and the best way to grab attention is by highlighting its features in a video. We like to get creative, showcasing the key details that will attract the perfect buyer. While we don’t create listing videos for every home, if you’re open to letting us shoot for a few hours, we’re happy to make it happen! Our goal is to market your home the right way—just putting up a yard sign and listing it on the MLS isn’t our style.

We always bring in a professional photographer to capture your home. Even though we have the latest iPhone, we leave it to the pros to showcase your home in the best light. They know all the right angles to make your home shine online!

Most buyers begin their home search online, where they can easily compare prices in your area. A competitive price helps your home stand out and reduces the time it stays on the market. Pricing your home is all about price positioning—setting a price that aligns with market demand and online search patterns to ensure your home reaches the widest audience possible.

It’s also important to avoid overpricing your home. While it’s natural to feel a strong emotional connection to your home, buyers focus solely on market value. An overpriced home tends to sit on the market longer, which can make buyers assume you’re more open to negotiating.

 

This can lead to lower offers and a longer selling process. Ultimately, proper pricing from the beginning positions your home to attract serious buyers and leads to a smoother, faster sale.

The cost to sell your home typically ranges from 7-9% of the final sales price, which includes taxes, closing costs, and real estate commissions. For example purposes, a good rule of thumb is to estimate 5-7% of the sales price for commissions, 1% for property taxes, and another 1% for general closing costs.

 

However, it’s important to note that real estate commissions are negotiable and can vary. Since these are just general estimates, the best way to get an accurate understanding of your selling costs is to run a net sheet. This will provide you with a clear breakdown of expenses and show exactly where you’ll stand once the sale is finalized.
