Franklin Township vs Greenwood

If you’re buying a home on the south side of Indianapolis, you’ve probably already come across Greenwood and Franklin Township. Both are fantastic areas, but they each have their own personality, perks, and buyer appeal.

So how do you choose between the two? Lets Breakdown Greenwood VS Franklin Township!

As a local realtor who knows both areas inside and out, I’m breaking down the key differences to help you figure out which one best fits your lifestyle, goals, and budget.

1. Location + Commute

Greenwood: Located in Johnson County just south of Indianapolis, Greenwood gives you direct access to I-65, making it ideal for commuting north into downtown or south toward Columbus. It’s a true suburban city with its own identity, amenities, and a strong community.

Franklin Township: Nestled in the southeastern corner of Marion County, Franklin Township offers quick access to I-74, I-465, and I-65, making it a great hub for those needing flexibility in commuting. You get the peace of suburbia with proximity to downtown Indy (about 20 minutes away).

The Verdict:

If you’re working downtown or want multiple route options, Franklin Township might edge out here. But for a more defined suburban “mini-city” feel, Greenwood shines.

2. School Systems

Greenwood: Served by Greenwood Community Schools, Center Grove Schools (in some areas), and Clark-Pleasant Schools—some of the most highly rated school districts in the region. Center Grove, in particular, is a top-tier option for families.

Franklin Township: Home to the Franklin Township Community School Corporation, which is consistently praised for academics, athletics, and student engagement. Families love the sense of community and pride in the schools here.

The Verdict:

Both areas have strong school systems, but if you’re zoning into Center Grove, that’s a hard one to beat. That said, Franklin Township holds its own and is one of the best-rated in Marion County.

3. Home Styles + Neighborhood Vibe

Greenwood: Offers a great mix of established neighborhoods with mature trees, custom homes, and newer subdivisions with big-box builds. You’ll find more variety in architecture and larger lot sizes in some of the older neighborhoods. Greenwood feels polished but has some hidden gems too.

Franklin Township: Known for its newer subdivisions, open floor plans, and modern homes. Many neighborhoods here have been built in the last 15 years, with community playgrounds, walking paths, and a more uniform aesthetic.

The Verdict:

If you’re looking for modern homes and lower maintenance, Franklin Township delivers. If you’re craving mature neighborhoods with charm and character, Greenwood might be your spot.

4. Shopping + Amenities

Greenwood: It’s hard to compete with Greenwood Park Mall, national retailers, local boutiques, and dozens of dining options—from chains to hole-in-the-wall favorites. It’s a one-stop shop city.

Franklin Township: While it doesn’t have the same commercial hub as Greenwood, Franklin Township is growing fast. New businesses, grocery stores, and dining spots pop up every year, and you’re just 15–20 minutes from bigger shopping areas.

The Verdict:

For convenience and shopping variety, Greenwood takes the lead. Franklin Township is catching up, but it’s still more residential than retail-focused.

5. Property Taxes + Cost of Living

Greenwood: As part of Johnson County, Greenwood can have slightly higher property taxes, especially in newer developments or areas within Center Grove.

Franklin Township: Located in Marion County, where property taxes are typically lower for comparable homes. It’s a great option for buyers looking to maximize budget.

The Verdict:

Looking for more house for your dollar? Franklin Township tends to offer a bit more breathing room financially.

Final Thoughts: Which One’s Right for You?

  • Want top-tier schools and easy access to everything? Greenwood may be the better choice.

  • Prefer newer homes, lower taxes, and quick highway access? Franklin Township is calling your name.
