What $250K Buys You on the South Side of Indianapolis in 2025

Let’s be honest—real estate has been all over the place lately. But one question I still get all the time is:

“What $250K Buys You on the South Side of Indianapolis in 2025?”

And the good news? That budget can still take you pretty far on the south and southeast sides of Indy—especially if you know where to look. Whether you’re buying your first home, relocating, or downsizing, here’s what you can expect in today’s market.

1. Franklin Township – Newer Homes, Great Layouts

Franklin Township is one of the hottest spots on the southeast side. In places like Thompson Park, Wildcat Run, or Arlington Acres, you’ll find 3-bedroom homes with 2 baths, open floor plans, and 2-car garages—many built in the last 15–20 years.

Plus, you’ve got solid schools, easy access to I-74, and spots like Southeastway Park just down the road.

2. Perry Township – Affordable & Close to Everything

Looking for something more central without blowing your budget? Perry Township has you covered. For $250K, you’ll see updated ranch-style homes, maybe even with basements or larger yards, especially in areas like Bluff View Meadow or Buck Creek Village.

You’re close to downtown, Greenwood, and just about everything else—without downtown prices.

3. Greenwood – Suburbs Done Right

Greenwood’s been a southside favorite for years. With $250K, you can get into neighborhoods like Villages at Grassy Creek or Twin Oaks—mostly homes built in the late ’90s and early 2000s.

Expect decent square footage, newer mechanicals, and you’re just a few minutes from shopping, dining, and the mall.

4. Beech Grove – Value with a Little Personality

Downtown Beech Grove

Beech Grove doesn’t always get the spotlight, but it’s a solid option—especially if you like older homes with character. For around $250K, you could land a renovated bungalow or even a duplex with rental potential.

You’ve got a real community feel here, with walkable streets, local shops, and restaurants that aren’t chains for once.

5. Southport – Peaceful, Established, Underrated

Southport Schools

Southport flies under the radar, which means you can sometimes find a well-built brick ranch with a big yard for a great price. Think quiet cul-de-sacs, mature trees, and fewer bidding wars.

It’s the kind of spot where neighbors still wave when you drive by—and where your dollar might go a little further.

What You Won’t Get for $250K

Just keeping it real—$250K will get you a great home, but:

  • You’re probably not getting a brand-new 4-bedroom in Center Grove

  • Luxury finishes might not be standard

  • Homes with land or big outbuildings are gonna push the budget

That said, if you’re open to a few cosmetic updates or a slightly older home, you can still get a lot of value.

Thinking About Buying?

If you’re hunting in that $250K range, the south side has plenty of solid options—whether you want new-ish, low maintenance, or a place with a little character.
